Mining of Little
River, SC has a rock quarry and adjacent uplands totaling195 acres. The 30-acre rock quarry has been dug to depths of over 40 feet during a period of over 30 years.
The property lies along the Atlantic Intracoastal Waterway in the path of burgeoning growth of the greater Myrtle Beach area.
Jon Guerry Taylor & Associates was
asked to develop a master plan that would include a marina, adaptive reuse of the quarry, and a land development scheme that would optimize future development
potential. The construction of the Carolina Bays Parkway and the North Myrtle Beach Connector shut off direct access to the property and complicated the
project. Under efforts by Jon Guerry Taylor & Associates and others an interchange in the North Myrtle Beach was negotiated to allow direct access and egress to
the property.
A master plan and
permit application was developed to assure that the marina will be permitted with upland mixed Single Family, Multi-family and Light Commercial uses will be
allowed. A 300 unit dry stack, a two-lane boat ramp and ancillary fueling stations with ancillary commercial waterfront space support the 150-slip marina. The
marina fronts directly on the AIWW with easy access for transients and local boating. The rock quarry becomes a 30-acre freshwater lake that will support
traditional and neo-traditional development along the lakefront and on the remainder of the property.
The marina and
waterfront facility allow sequential development in concert with the upland development as the new interchange opens up traffic.
