Wilmington, NC is a vibrant small historical city on the Cape Fear River. It is the historical and present port facility for the state. It is currently experiencing a rebirth through tourism, new industries, and through the growing movement of people to the warm and inviting southeast coast. Carroll Carolina Oil, Inc. had a Cape Fear riverfront industrial property adjacent to the downtown historic Wilmington, NC. The property had a storied past as an oil facility and was being remediated under the EPA Brownfields Program.

The challenge to Jon Guerry Taylor & Associates was to develop a Master Plan to illustrate the property in its highest use considering site restraints, market conditions and integration into the downtown historic Wilmington area.  Considerations for a marina, cruise ship terminal, commercial uses, convention facilities above shops residential spaces, public buildings and office/professional spaces. The master plan was developed with thumbnail sketches and photographs to illustrate development scenarios. The plan was used to give potential purchasers a view of the property potential.
