Cape Fear Associates desired to upgrade an existing dilapidated marina
into a modern marina facility to service and sell boats up to 65'. Because
the owners also had acquired adjacent upland properties, a master plan was
developed to plan for their integration into a waterfront commercial
village.
Several master plan alternatives that included utilization of existing
waterfront facilities were developed, and integrated within the newly
designed facility to support second and third tier adjacent property
developments. Planning efforts produced permit applications for a new
marina that featured a travel hoist, reinforced concrete bulkhead,
additional dredging, dredge disposal area, as well as fuel and maintenance
facilities. In addition, both fixed pier and floating dock slips were
planned, with future possible installation of a dry stack facility.
Further, the project included dredging a channel into the Cape Fear River
to increase navigational access for deep draft vessels. Civil engineering
included all grading and drainage plans, parking lots and roads, and
permitting. Land planning included all parking lot layout and building
placement, and permitting through the City Zoning Department.
The marina facility is now open and fully operational, utilizing 75 ton
travel lift, and an enclosed boat maintenance and repair facility. New
marina-associated industries are developing on adjacent properties, as was
planned within the framework of the master plan.
